The Director will be responsible for overseeing all facets of the construction process from lease execution to store opening, managing a team of project managers, and meeting all deadlines related to projects within L'Occitane. MAJOR RESPONSIBILITES: · Coordinate the surveys of existing conditions at new locations and transmit information to the design team in France· Direct and manage project development from beginning to end· Create and manage the store opening schedule and meet the capital expenditure budget· Work with local architects to produce construction drawings for competitive bidding, permitting and landlord reviews· Obtain and evaluate competitive bids from General Contractors· Coordinate project kick-off meetings and communicate with corporate/retail management and project team members regarding construction progress updates· Attend construction job site meetings and oversee the work being done by the General Contractor· Prepare orders for light fixtures, signage, store fixtures, etc. and follow-up to ensure timely delivery to the job sites· Monitor change orders, schedules, budgets and quality of the work by the general contractor for each project· Prepare the Punch List and follow up with the General Contractor to make sure that all work is completed in a timely manner· Review and approve invoices and maintain budget summaries· Coordinate turn-over of stores to Retail Management and ensure that the opening dates are achieved· Effectively communicate project expectations to team members and stakeholders in a timely and clear fashion· Estimate the resources and participants needed to achieve project goals· Delegate tasks and responsibilities to appropriate personnel· Manage and develop a team of Project Managers to successful meeting of goals· Identify and resolve issues and conflicts within the project team· Build, develop, and grow any business relationships vital to the success of the project POSITION REQUIREMENTS:· 7+ Years of retail construction management experience in high-end retail · 7 + years direct work experience in a project management capacity, including all aspects of process development and execution· Demonstrated experience in personnel management.· Strong verbal and written communication skills· Ability to interact well with contractors as well as corporate/retail management and co-workers· Experience with a Distribution Center/Warehouse build out preferred· Ability to work well under pressure and achieve results· Proficiency in Excel/Word/Project/AutoCad· Good understanding of MEP building systems · Experience at working both independently and in a team-oriented, collaborative environment is essential.· Can conform to shifting priorities, demands and time lines through analytical and problem-solving capabilities· Reacts to project adjustments and alterations promptly and efficiently· Flexible during times of change· Ability to read communication styles of team members and contractors who come from a broad spectrum of disciplines.· Ability to travel up to the west coast up to 80% of timeWhat we offer in exchange for your efforts: A highly competitive salary/compensation.A warm, open, fun and friendly working environment.Outstanding benefits for full-time employment which include:Paid VacationGenerous discountMedical, Dental, Vision InsuranceHealthcare and Dependent Care Flexible Spending AccountsTransit and Parking Reimbursement Accounts401(k)
